How do Septic Tank Surveys work?
On the day, your tank is emptied so it can be fully inspected – we can handle this with our own tankers. Our surveyor then carries out a full compliance check on-site. Behind the scenes, we run searches with the Environment Agency and DEFRA. Within 3–5 working days, you’ll receive a detailed report showing pass or fail results against each relevant General Binding Rule. If any issues are found, we’ll provide a clear quotation for the work needed to bring your system into compliance – ideal for mortgage retention or property sales.
What parts of the drainage are surveyed?
Our Tank Compliance Survey covers everything connected to or from your tank. This includes all inlet pipework bringing waste into the tank, the tank itself, outlet pipework, drainage fields or soakaways, and any discharge points. In short, if it’s linked to your tank, we check it.
What happens if my septic tank isn't compliant?
If your tank fails the compliance survey, we’ll clearly explain which General Binding Rules it does not meet and why. You’ll receive a written report along with a quotation for the work needed to bring the system into compliance. This could involve repairs, upgrades, or a complete replacement, depending on the issue. We handle the full process from quotation to completion, ensuring your system meets all legal requirements — essential for property sales, mortgage approvals, and avoiding enforcement action.
Can I do this for a property I've already purchased?
Yes. You can have a Tank Compliance Survey carried out at any time, even after you’ve purchased the property. If the survey reveals that the system is illegal and the seller deceptively failed to disclose this, you may be able to pursue them to recover the costs of bringing it into compliance. There are now solicitors who specialise in these types of cases and can guide you through the process.
Do you only survey septic tanks, or also treatment plants and cesspits?
Yes – we survey both septic tanks and sewage treatment plants as part of our Tank Compliance Surveys. Cesspits, however, are not covered by the General Binding Rules, which means they aren’t subject to the same compliance requirements. That said, it’s very common for a seller to falsely declare their septic tank as a “cesspit” in an attempt to avoid the rules – this is the most frequent form of deception we encounter. Genuine cesspits are incredibly rare compared to septic tanks and usually come with very high running costs, often several hundred pounds per month for regular emptying. For that reason, it’s still worth having a professional survey carried out to confirm whether the system really is a cesspit, explain its operating requirements, and advise you of the likely running costs. Even though cesspits are sealed systems, they can still cause pollution if they fail or are poorly maintained.
